Cordillera Ranch real estate and homes for sale are considered one of San Antonio's most prestigious and is on our San Antonio real estate A LIST. Cordillera Ranch is in the Boerne area about 20 miles north of San Antonio. It surrounds the Clubs of Cordillera Ranch, a Jack Nicklaus Signature course. With 7.7 months of inventory, Cordillera Ranch is a Buyer’s Market. A Buyer's Market is defined as over 6 months of inventory and a Seller's Market is defined as less than 6 months of inventory.

 

But, there is a significant divergence in months of inventory for homes priced above and below $1.25M. Homes priced less than $1.25M are all in a Seller's Market. Conversely, all homes over $1.25M are in a Buyer's Market. For homes priced over $1.5M, there is a 14.4 month inventory of homes.

From August 19, 2018 to August 18, 2019 "Prior 12 Months" the average sale price was $261 per SF. In the same time-frame, resale homes averaged $254 per SF and new homes averaged $351 per SF. In the Prior 12 Months, the highest sale price was $2.5M. Today, there are 6 homes for sale over $2.5M. In the Prior 12 Months, the highest sale price was $418 per SF. Today there are 5 homes for sale priced at least $418 per SF.
